Negotiate the Cost of a Villa Before You Agree to Buy It

Villas are generally pricey. They are spacious and have different features that are worth the price. The location is also perfect if you intend to open the place for lease. Apart from the cost of the property, you also need to consider other charges. You need to pay for taxes, insurance, advisory fees, surveyor fees, and many others.

Given the amount that you need to spend, it is a good idea to ask for a discount before you accept the deal. After researching the property you are interested in buying, you can start contacting the owners for further enquiries.

You can ask if the price published online is still accurate. You can also ask for a meeting to discuss the plan to purchase the property. You might also ask to visit the property if you want to inspect it and see if it is perfect for you. Although there are photos available online, it still feels different if you see the property in person.

Don’t show too much enthusiasm

Yes, villas are amazing, and all the options seem perfect. The moment you go inside one property, you might not contain your excitement, and show how much you love it. The owner will then have the idea that you intend to buy anyway, so there is no need to drop the price down. It could hurt your chances of lowering the price of the villa. Try to maintain your composure as you walk around the villa and keep your emotions under control.

Look at other properties in the same area

It helps if you research other similar properties too. You will then know if the price tag of the villa you are looking at is right or it is too much. During the conversation with the owner, you can point out the cost of neighbouring properties, and ask them to consider lowering the value of the said villa. Not knowing anything while you are asking for a discount could affect your ability to negotiate.  

Don’t close the deal during the first look

On your first look at the property, it is easy to convince yourself that the place is right for you. Some people will tell you to look at the location for you to know if it is perfect for you. The problem with villas is that they are all amazing. Therefore, it is easy for you to feel overwhelmed, and conclude that you and the villa are the perfect match. Even though you want to buy the villa, try your best to wait for a while before signing the documents. You can ask for time to think about your decision. Make sure you don’t wait too long because if the property is that good, other people might want to buy it also.
